What will this actually cost me every month?
Most calculators show you principal and interest and call it a day. This one adds Arkansas property taxes by county, our real insurance costs, and PMI, so the number you see is the number you will pay.

Questions, answered honestly.
Why is my Arkansas property tax estimate lower than other calculators?
Arkansas assesses at 20 percent of appraised value and applies county millage, which lands most Central Arkansas homes near an effective rate of 0.52 to 0.76 percent of market value. We default to your county's effective rate and subtract the state homestead property tax credit, which is $600 per parcel for 2026 on an owner-occupied primary residence. National calculators usually assume a much higher blended rate.
Is Arkansas homeowners insurance really that expensive?
Often, yes. Arkansas sits in hail and tornado country, and the state average runs roughly $3,720 a year on $300,000 of dwelling coverage, among the highest in the country. We estimate at 1 percent of purchase price as a starting point. Get a real quote early in your search, because it moves your monthly payment more than most buyers expect.
What is PMI and when does it go away?
Private mortgage insurance protects the lender when you put down less than 20 percent on a conventional loan. We estimate it at 0.6 percent of the loan amount per year. On a conventional loan you can generally request removal at 80 percent loan-to-value and it must terminate automatically at 78 percent. FHA loans work differently and often carry mortgage insurance for the life of the loan.
Does this include closing costs?
No. This is your recurring monthly payment. Buyer closing costs in Arkansas typically run 2 to 4 percent of the purchase price, and they are separate from your down payment. Ask your Rackley Realtor for a written estimate for your specific price point and loan type.
Can Rackley Realty give me a rate?
No, sir. We are a real estate brokerage, not a lender. We are glad to introduce you to lenders our clients have had good experiences with, and you are free to use anyone you like. Comparing at least two or three is money well spent.
